Toronto Fall Market For Houses Continues Strong

Houses

October prices for houses in the City of Toronto were up significantly from September and higher than 2025 (albeit only slightly) for the first time this year. This year’s fall market got off to a bit of a late start but, since mid-September, it’s been accelerating steadily. In part this may be due to buyers with guaranteed mortgage rates wanting to buy and close before they expire. Hopefully this trend will continue well into November.

The trend in house sales is equally encouraging. While house sales have generally been declining across the country this year, the City of Toronto has been an exception. Monthly house sales in 2026 have tracked 2025 sales very closely, and total sales year-to-date have actually been slightly higher than last year. Taken together, the price and sales data suggest that Toronto houses may finally be nearing the bottom of the correction from the 2022 bubble.

Condo Apartments

Condo prices remained subdued in October and were once again well below the same month last year. Year-to-date, prices are about 7% below last year. Inventory levels are down somewhat from last year, though they remain deep in buyers’ market territory. As yet there are few signs that condos are approaching the bottom of the correction from the 2022 bubble.
