Toronto Getting An Early Start On The Fall Market

Prices in the second half of August are increasing at a rapid pace. The average house price rose from $1,330,462 in the first two weeks of August to $1,525,499 during the last two weeks, an increase of 15%. Overall, the average price in August is $1,426,274, higher than the same month in 2025 for the first time this year.Β Looks like momentum is building for a strong fall market.

The inventory of houses for sale in August was slightly higher than this time last year. The fact that house prices are increasing in late August despite higher inventory is another positive sign for the fall market.

Condo Apartments
The Toronto condo market remains subdued. August prices were lower than last August, although the gap has narrowed.Β Prices from January through June were 9% lower this year, while July/August prices were only 2% lower. This qualifies as a somewhat hopefull sign in an overall slow market.

The inventory of condos for sale in Toronto increased to its highest level since February, but remained below last year. The fact that prices remained relatively stable in spite of higher inventory is another (somewhat) hopeful sign for condos.

Bottom Line
The Toronto house market seems poised for a strong fall market. Of course, the recent breakdown in Canada/US trade talks may throw us a monkey wrench if it leads to a full scale trade war. Hopefully Messrs. Carney and Trump can find some way to walk things back.
